Maldives: peak-season overwater villas price 120,000 to 150,000-plus a night, and the play is 5 nights in a beach villa with the 5th free, then paying cash to upgrade categories on property if the gap is small. Factor the seaplane transfer, which runs 600-plus dollars per person round trip and books through the resort, not with points.
Bora Bora: similar band, thinner standard-award space. Set alerts 9 to 11 months out; space appears when the calendar opens and evaporates by 6 months before peak season.
Tokyo: 80,000 to 110,000 most weeks. Bay-view king rooms are the category to book; city-side rooms save 10,000 points and lose the reason you came. Cash rates in Tokyo run high enough that points clear 0.7 cents regularly.
Tulum: 70,000 to 110,000 with real shoulder-season dips. May and early December have given me sub-90,000 rates against 500-dollar cash nights two years running.
Where I would spend cash instead
Two honest caveats inside the brand. Some older Asia city towers, strong as they are on service, carry 2000s-era rooms between renovations; check the latest refurbishment date before burning 6 figures of points on a suite. And Conrad Dubai sits in a crowded luxury market where cash rates at competitors regularly undercut the points math; in Dubai I price the field first. Neither is a bad hotel. They are places where the redemption needs checking rather than assuming.
